01. Who I am
Andy Leleux. Belgian. Project builder.
I live and work in Belgium. I've been building projects for over ten years, under the name ADLX Ventures. People tell me I'm hyperactive. I don't really know how to stop. It's as much a flaw as a driving force.
Charm 202 isn't an anonymous investment run from a distance. It's a personal project, one I put my name, my face and my email address behind.
02. Why De Panne
The sea, since I was a child.
I've always loved the sea. More precisely, I've been kitesurfing since I was a small kid. The Belgian coast, watersports, waves, wind — all of it has been part of me since childhood.
When you're hyperactive like me, water is one of the few places that truly calms me down. I can watch the sea for hours from the Westhoek dunes, or ride all day and never get tired of it.
I'd dreamed for a long time of having a place of my own on the coast. Not to rent out, at first. To spend weekends there, for the sea, for watersports, to switch off a few days a month. Charm 202 became that project, and I now share it with other travellers looking for the same thing.

When I don't have a board under my feet, I try to promote the culture that has driven me since childhood. That's what Bindy is about: keeping the culture of kitesurfing, surfing and board sports alive in Belgium.
The project goes further: Bindy has its own carefully crafted clothing line for riders and ocean lovers. T-shirts, hoodies, accessories — all on the online shop.

Healthy scepticism
Rental scams in De Panne, I see them every single day.
Take a look at the largest Facebook group for De Panne regulars. Every day you'll see renters who paid a deposit up front, only to end up with no booking, no apartment and no reply. The pattern is almost always the same.
- × Enticing listing with photos stolen from Booking or Airbnb
- × Deposit or full payment requested before any viewing or contract
- × Radio silence once the money has been transferred
- × Apartment address vague, fake, or never disclosed
